FAQs

Moving into student accommodation and signing up to tenancy agreements etc. can be daunting to some, especially for the first time. If you have any queries or concerns please do not hesitate to ask us. For ease, we have set out below some of the most frequently asked questions.

How do I secure my Cuckoo House?

Once we’ve found you your ideal apartment or house, leave the rest to us. We will provide you with an application form and a copy of your tenancy agreement which you can sign and complete electronically for ease. Once all tenants and guarantors have signed electronically the house is secured as yours! You will each then need to pay your bonds, but there are NO others charges nor booking or admin fees to pay.

How much is the deposit? How and when do I get it back?

Each tenant is required to pay a deposit of £250. This is payable as soon as possible. If however, you are struggling to pay it all upfront, please just talk to us and we can try and work something out. The deposit is registered with the Deposit Protection Scheme and will be returned to you at the end of your tenancy (subject to a check-out inspection and dependent on any damage). We are well known for returning our deposits quickly and always aim to have your deposit returned within 7 days of the end of your tenancy.

What is a guarantor?

All tenants are asked to provide a guarantor, usually a parent or guardian, to guarantee your payments under the tenancy, in the event that you are unable to meet the payments yourself. We always ask that if you are struggling with any payments, to come and talk to us so that we can work out a payment arrangement. We want to work with you and help you as much as we can and, as such, the guarantor is a last resort for us. If for any reason you are unable to provide a guarantor, we may ask you to pay your rent in advance or provide some other form of guarantee/references. If you’re unsure of anything however, please just come and talk to us.

What happens if I change my mind?

If for any reason you decide you no longer wish to live at your Cuckoo property, whether before moving in or during your tenancy, let us know ASAP and we will do our best to work with you to find someone to replace you. Unless, and until, a replacement is found, you will remain liable for your proportion of the rent and any other payments due under the tenancy. Please note—you will need to cover all administrative charges incurred in transferring the tenancy over to any new tenant.

When do I have to pay my rent?

Rent is usually paid quarterly and rent payment dates are tied in with your student loans so that it works best for you. If for any reason you would rather pay monthly, please just let us know and we can set this up for you, no problem. If the standard rent payment dates don’t work for you or you’re struggling to pay your rent on time, please just let us know ASAP and we will always try and work with you when it comes to paying your rent on time.

I can’t afford summer rent—can I defer payment?

For those that struggle with paying rent over summer we can look at ways of helping you with this—just get in touch and we can chat it through.

How do I pay my rent?

Rent can be paid by way of bank transfer (we recommend setting up a standing order), cheque or cash.

How much will my bills be?

We offer a bills inclusive option on all of our properties, to help you manage your finances and so that you know exactly what your monthly/quarterly outgoings will be. This NOT however mandatory, and is completely up to you to decide how you wish to deal with bills. Please see individual properties for the bills inclusive/exclusive rental payments. All bills inclusive options include gas, electricity, water and wifi. If we have supplied your TV we will also take care of your TV licence. All bills inclusive options are provided by a third party agent called Unihomes, the process is very simple and  we will talk you through.  All Cuckoo houses are fitted with smart meters so you can see exactly how much gas and electricity you are using.

Do I have to pay council tax?

Most full time students will be exempt from paying council tax. Please contact the university for more information. Further details can be found on the local council website www.kirklees.gov.uk which sets out the relevant criteria for the exemption to apply.

Do I need a TV licence?

If we are providing you with a TV, we will cover your TV licence also. Otherwise, you are responsible for your own licence. If you are unsure as to whether you need one please go to www.tvlicensing.co.uk

Can I stay longer?

You will always be given first refusal on your cuckoo house if you would like to stay on at the end of your tenancy for another year. We have a huge renewal rate here at Cuckoo because you love living with us! We keep it super simple for you, and there’s no further fees or charges to pay if you stay! Just roll everything over at no extra cost. What’s more, if you do stay with us we will give each tenant £50 cash back!

What if something in the house breaks?

If something needs fixing, repairing or replacing let us know straight away and we’ll sort it for you. You can call us any time, any day. We are here for you 24/7. We have a great, local and trustworthy team of people to keep our properties in tip-top shape. If you are responsible for any damage or breakage we will let you know the replacement/repair cost. If you are unable to pay this straight away it will be deducted from your deposit at the end of your tenancy.

Can I share my room with my partner?

Most rooms are available to couples, subject to a small double-occupancy charge.

Do I need to be a student to rent a Cuckoo property?

No, there is no requirement that you are a student in full-time education, albeit most of our tenants are we also have alot of post-graduates wanting to stay on with us as well as groups of friends and couples!
